The Cambourne developer's original brief for Newcrest was to deliver a vibrant and economically viable High Street for Cambourne. This process started with the delivery of the shops on Back Lane to help promote Cambourne as a shopping destination. The planning permission for the Back Lane shops also included two shops on the land to the north of the High Street. However, these units cannot be built as it has not been possible to ensure that they can be accessed by delivery vehicles.
Newcrest have been working with the District and County Councils to agree how new shops on the High Street can be accessed. This has resulted in proposals to widen the High Street, which has significant cost implications due to the services that will need to be relocated. Therefore, in order to ensure a comprehensive development Newcrest has secured the land to the South of the High Street so that the access arrangements for both sides of High Street can be considered together.
In order to make it commercially viable to deliver the proposed 1,401 sq m of smaller shops (potentially almost doubling the number of smaller shops along the High Street) and widen the roadway and pavement, the scheme also includes 87 apartments and 30 town houses. The new residents of these flats and houses will provide additional customers for the shops, critically assisting their viability at a time when many high streets are struggling. The scale of the development is also important in that it adds a degree of height and presence, in keeping with the other existing High Street buildings.
